City of Pembroke Pines

Our firm has been a major influence in the master planning of the City of Pembroke Pines, particularly in the development of its academic and municipal projects. Since 1994, we've been responsible for more than 100 projects, including the architectural design of the Academic Village Charter Schools, additions to City Hall, numerous municipal service facilities, and commercial properties.

The City of Pembroke Pines received its official name in January 1960. While one of its first homes was built in 1956, the original one-mile-square city since then has become the tenth most populous in Florida, and the 150th most populous in the United States. The 2010 census records a population of 154,750. Annexations through the 1970s and 1980s increased Pembroke Pines' current size to 34.4 square miles, making it the largest city in Broward County by total land area, and second largest by population. In the 1990s, the destructive effects of Hurricane Andrew in Miami-Dade County drove thousands of residents north to Broward County. The resulting increase in Pembroke Pines' population prompted the need for more schools. By 2006, the city had created the county's largest charter school system, which has also been acclaimed as the largest municipally operated charter school system in the United States.

Pembroke Pines is a melting pot for Florida's diverse populations, which includes 63 percent English-speaking residents, 27 percent Spanish-speaking residents, and the remainder accounted for by Portuguese, French, French Creole, Italian, Yiddish, and Tagalog speakers.

Centrally located between Fort Lauderdale and Miami, the city embraces major regional retail centers, a number of prominent employers, a large hospital complex, and the Broward branch of the Miami Herald and NBC-TV. Its major thoroughfares – east-west Pines Boulevard and north-south I-75 – make it strategically desirable for attracting new residents and businesses, as well as commuters and visitors from Palm Beach and Miami-Dade counties.
